Malkin Appliances Development Plans 1999 Grand Avenue
The owner of 1999 Grand Avenue (Malkin Appliances) is seeking to develop the property as a mixed-use project. (See the renderings and floor plan below.) The present Malkin Appliances would occupy the ground floor, and there would be up to three floors of one-bedroom apartments. This would allow for 24 single-bedroom units at 8 units per floor. If approval is granted for only 12-16 units, the building size would be reduced to 3 floors. If approval is granted for just 12 units, the third floor would be set back and only 2 floors would be visible from Grand Avenue. The owner has options to purchase property for adequate parking for both residents and retail customers. Additionally, all equity is secured and financing using a more restrictive debt yield model is obtainable.
The residential units will be set up for singles, young professionals, and older adults rather than families. Upscale features will be incorporated into the building, including rooftop green scape, package receiving area, bicycle storage, and an electric car charging station. The building will also feature solar power, thermal cooling/heating, energy star appliances, and LED lighting. Pending approval, the developer would break ground in 2022 with a completion date of 2024.
